THE BEST REAL ESTATE BOOK EVER WRITTEN

I am a licensed realtor in a major city with 20 years of experience. In that time I have made a small hobby of reading old as well as new books on the subject of Real Estate. I don't know how this one eluded me for so long, but our paths finally crossed. This is easily the most concise and informative tome on the subject of acquiring wealth through investing in Real Eastate that I have ever read. Unlike the myriad TV hucksters who would have you believe that having No Money Down and shoddy credit is almost an advantage, Mr. Nickerson takes a reality-based approach to his subject. Starting with the want ads in his newspaper, he guides you through the entire process of purchasing an investment property. The chapters on financing are absolutely perfect. The edition I have was published in 1969, yet the information is as valid as it was when written. Certainly prices have changed, ($10,000 homes!)but that aside, this book will make you a fortune. This is one of those books that you start again as soon as you finish it. Give it a shot.

I retired my real estate license in 2007 to manage my rentals. Got out of Seattle and moved to a small town on the coast and I've never been happier. I learned a lot about investing from other agents and the brokers that I worked for. I had one investor/client/friend who was very generous with good advice, and he taught me a great deal as well. My point is still the same. If you can read and you have some money to invest, real estate will treat you right. You don't have to sell it- just read the book and take it a property at a time.
My current tally is 18 single family homes, two duplexes, and a 12 unit apartment building. Rents are going up in these parts as I write this.

Author William Nickerson saves me more than 100 times for the price of his book

I got my California real estate license a decade ago. Was fanatic about this book. It was probably the book on my wishlist/watchlist for the longest time. Author has release several versions of this book. I purchased the 1984 publication as posted online but I received the 1980. Complained to the seller and gave me refund and kept the book. I tried to buy again the posted 1984 edition and again got the 1980 version. Now I have two books of 1980. Still a good book from the author that saves me a lot of money from his tips. I end up buying 5 brand new homes in California. Try to get the 1984 publication.

Down to earth. His first book "how I turned $1000 into a million" was the book that started my real estate investment career 40 years ago. I have since bought and held over 100 properties.
